Property Investment in Denmark: Structure, Risk & Returns
This workshop is designed for individuals interested in investing in real estate in Denmark and aims to provide a structured understanding of the acquisition process, key risks, and return considerations.

The session begins with defining the investment budget and preparing for a bank meeting. Participants will learn how to present their financial situation and understand borrowing capacity, including how to evaluate the total cost of financing through ÅOP (årlige omkostninger i procent), which combines interest rates and fees.
The workshop then introduces how to research the property market using tools such as Boliga and Boligsiden, along with relevant statistics. Participants will also learn how to access properties through køberkartotek at real estate agencies.
A key focus is placed on understanding property documentation, in particular how to read and interpret a salgsopstilling, and what information is essential when evaluating a property.
The two main property categories in Denmark are covered:
- Andelsbolig
- Ejerbolig
including their respective risks and benefits from an investment perspective.
Financing structures in Denmark are explained with a focus on:
- Realkreditlån and banklån
- Mortgage establishment and service fees (gebyrer and bidragssatser)
- Yearly costs (interest + fees) and how to assess them
- Fixed vs. flexible interest rates and implications for repayment
- Interest-only (afdragsfri) options
- Tax deductions on interest payments
The workshop also covers the legal and registration costs associated with property acquisition, including title deeds and mortgage registration. Special attention is given to tinglysningsafgift, which consists of a fixed fee plus 1.45% of the mortgage amount.
For investment properties, the session introduces key aspects of the Danish rental system, including regulated rental prices for properties built before 31 December 1991 and the role of the Huslejenævn in handling disputes, along with potential costs for both property owners and tenants.
Finally, participants will be introduced to rental operations and legal frameworks, including standard lease contracts and platforms such as BoligPortal, as well as the main principles of Danish rental law via Lejeloven.
By the end of the workshop, participants will have a clear overview of the structure, risks, and financial considerations involved in property investment in Denmark.
